May 31, 2025: Annual HOA Dues are due. Please print and complete the Dues Statement and mail it along with your check to the Dogwood Springs HOA (P.O. Box 1146, Frankston TX 75763) or make arrangements to deliver it to any HOA Board Officer.
Special Meeting: A Special Board Meeting is scheduled on Wednesday, June 4th, 2025 at the Lake Pavilion beginning 7:30 pm. The purpose of the Special Meeting will be for the HOA Board to explore an appointment to fill a Board Officer vacancy that resulted from our 2025-26 annual election process.
Monthly HOA Board Meeting will immediately follow the conclusion of the Special Board Meeting on June 4th, 2025.

We had a productive HOA Annual Member Meeting followed by wonderful food and fellowship on Saturday, May 3rd! We thank Sheriff Rudy Flores for joining our meeting to share background on his Anderson County Sheriff Office and how they protect and serve our community. We also recognized all of our HOA Committee members for the work they do to care for our neighborhood.
All the Board Officers will retain their current positions and the Treasurer position will remain vacant for the short-term. The Board will continue to work on the following priorities in 2025-26:
(1) Provide opportunity for community engagement and fellowship
(2) Support the Community Watch Program's evolution
(3) Fully staff and support HOA Committees for the Lake, Dam, Finance and ACC
(4) Establish and execute a long-term maintenance schedule for the HOA property assets
(5) Remain in routine communication with Lutz Properties over the shared maintenance of the Dam
Anderson County Burn Ban has been lifted on March 28, 2025.
Update on Maintenance of HOA Assets: The following is a progress update through April on scheduled maintenance work in 2025:
The Petro family were kind to donate a new electrical box and wiring for the Lake Pavilion. Ken also provided the labor to install the box, update wiring, and added additional electrical outlets. The Pavilion's electrical service is now up-to-date with current standards & regulations.
The chain link fence's poles and rails have been straightened and aligned in March. It is not perfect but is an improvement. This was a DIY project with a budget of $300 and actual costs of $291.
The repair of the pavilion parking lot erosion started in April. This has been a combination of DIY preparatory work and a contracted excavator to deliver, spread and compact aggregate. We wish to thank Larry Brant and JW Howard for donating aggregate material and for Jim Hallman transporting and spreading the volunteered material. After looking at several bids, we selected Hometown Construction to deliver additional aggregate, and spread and compact the material. We then completed the work with another DIY team that trenched a line from the fence to the lake and buried a culvert pipe. Special thanks to Jeff Glenn and Layne Wells for their expert use of their tract-hoe and tractor, as well as Dave Eubank, Gerard Pearson and Mark Miller working on the ground. This project had an original projected budget of $3,000 to fill in the parking lot rut as a DIY project, and actual cost will be just under $6,000. The actual cost reflects increased material & labor cost over last year, and the addition of running a culvert pipe from the fence line to the lake.
The Dam Committee will have 3 BIDs by May to assess and repair the lake bottom valve. The BIDs will be reviewed with the HOA Board and Gary Lutz to select a contractor and a plan to repair the valve. Work on this project will likely begin sometime over the summer.
The Dam Committee will oversee a DIY project to locate the Dam toe drain and assess for any damage and will likely begin sometime over the summer..

Anything being put into the lake needs to be brought to the Lake Committee's attention for approval. Do not put anything in the lake without contacting the Lake Committee.
