NEW - FISHING COMPETITION: We are hosting a fishing competition to precede the Annual Membership Meeting on May 2 from 7:30 - 9:30 am. All members, both HOA and POA, and their extended families, are welcome to join in the fun. There will be prizes for the biggest fish caught and youngest person to reel in a fish. Please plan ahead if you will trailer a boat into Pineywoods Lake. And make sure to bring your prize fish to our commons area docks for measurement before 9:30 am. Winners will be announced at our Annual Membership Meeting.
May 2nd Annual Membership Meeting: Mark your calendar for May 2nd from 11 am -1 pm for our HOA Annual Members Potluck and Meeting. The annual meeting packet has been emailed to you unless you have requested a paper copy by US Mail. The packet includes the annual meeting agenda, dues statement, and violation notification (require by state law). A voter ballot was not included because the election is uncontested with three nominees running for three open Board Officer positions.
You will experience two changes with this year's meeting. We will start the potluck lunch at 11 am and prior to opening the meeting. And the HOA dues due date for payment is by June 30 rather than May 31.
This is your meeting so please let the HOA Board know if there are certain topics that you want on the agenda and discussed.
Next Monthly HOA Board Meeting will be Wednesday, June 3, 2026 @ 7:30 pm at the Pavilion.
Anderson County has lifted it's burn ban effective April 4, 2026.
Maintenance of HOA Assets:
Upcoming Work: The next two projects will focus on the Dam. A contractor has been selected to assess, and as needed, repair the lake-bottom valve. Unfortunately, the lake water never receded enough to safely work on the valve. This project is likely delayed until the summer of 2026.
The second project will be to locate, and as needed, repair the dam toe-drain on the north side. This project is also weather dependent and will look for opportunity in 2026 to begin the work.
Recently Completed Work:
New fan blades have been purchased and installed for the pavilion in 2026.
A replacement battery and extra pads have been purchased for the Automated External Defibrillator (AED) located in the Pavilion in April of 2026.
A tree along the chain-link fence line near the lake water's edge has been removed based on a recommendation from a recent TCEQ dam inspection.
Past Completed Work:
The Petro family were kind to donate a new electrical box and wiring for the Lake Pavilion in 2024. Ken also provided the labor to install the box, update wiring, and added additional electrical outlets. The Pavilion's electrical service is now up-to-date with current standards & regulations.
The chain link fence's poles and rails have been straightened and aligned in March of 2024. It is not perfect but is an improvement. This was a DIY project with a budget of $300 and actual costs of $291.
The repair of the pavilion parking lot erosion started in April of 2025. This has been a combination of DIY preparatory work and a contracted excavator to deliver, spread and compact aggregate. We wish to thank Larry Brant and JW Howard for donating aggregate material and for Jim Hallman transporting and spreading the volunteered material. After looking at several bids, we selected Hometown Construction to deliver additional aggregate, and spread and compact the material. We then completed the work with another DIY team that trenched a line from the fence to the lake and buried a culvert pipe. Special thanks to Jeff Glenn and Layne Wells for their expert use of their tract-hoe and tractor, as well as Dave Eubank, Gerard Pearson and Mark Miller working on the ground. You can see more in the gallery. This project had an original projected budget of $3,000 to fill in the parking lot rut as a DIY project, and actual will be just under $6,000. The actual cost reflects increased material & labor cost over last year, and the addition of running a culvert pipe from the fence line to the lake.
The double gated entrance to the lake has been built up with red clay and iron ore so this is easier to navigate this space. Special thanks to Layne Wells who continues to work on the culvert and gated entrance by volunteering his time and resources!
We will continue to provide updates on the HOA maintenance schedule at our monthly Board Meetings. You can also read about it in the Meeting Minutes, Treasurer's Report, and keep track of scheduled volunteer work groups on our Calendar. As always, please do not hesitate to reach out to any Board Officer with your comments, suggestions, or questions.
